The California Hospital Campus of California Pacific Medical Center (CPMC) at 3700 California Street will be moving to a new state-of-the-art hospital on Van Ness Avenue in 2019. The planning for the redevelopment of the CPMC site has begun and is expected to continue over the next year as a community based plan is developed.

SITE HISTORY
CPMC has operated a hospital at 3700 California since 1887. Buildings on the property today date back to 1938. The character of the historic hospital site has changed over the years as buildings have been remodeled and added yielding a very different campus today than what was visible in 1938.

CPMC has selected TMG Partners as the developer for the 3700 California site. TMG Partners is a thirty year-old, San Francisco based company that exclusively works in the Bay Area. TMG specializes in complex properties and in working closely with neighborhoods and communities to create well-received projects.

Stern Architects has been responsible for the design of some of the most influential town and urban planning projects of our time, as well as some of the past decade’s most successful new residential developments, creating buildings that respect the character and development patterns of established neighborhoods.
PROCESS TO DATE
TMG and CPMC have been working with the Advisory Committee, conducted community meetings and completed a community
on-line survey, and begun to develop site and neighborhood planning studies to inform the planning process.
The design team will present concept plans for feedback in community meetings in 2016.

ADVISORY COMMITTEE
The development team worked during 2015 with a Community Advisory Committee composed of leaders from 8 different neighborhood associations. Representatives from the City have been present at these meetings. The development team has conducted a number of small neighborhood meetings, and a community on-line survey with over 300 responses. Based on initial community input, the development team has begun to develop site and neighborhood planning studies to inform the planning process.
The development team will share the concept plans in community meetings in 2016 for feedback and discussion.

Community Outreach
Neighborhood Survey Summer 2015
In the early summer of 2015, TMG Partners, CPMC, and the Visioning Advisory Committee distributed an online survey to over 500 residents who live in the neighborhoods surrounding the property. 315 survey responses were received online and in hard copy form. The results of the survey are summarized below.
- Appreciation for convenience of existing doctor’s offices and pediatric care in the neighborhood.
- Strong concerns about parking, traffic, and noise from the hospital.
- Desirable aspects of the existing neighborhood include high quality architecture, quiet walkable streets with nearby transit and amenities.
- Very high levels of concern for the traffic, parking, and noise impacts of new development.
- High levels of support for new, high-quality housing for families, seniors, and couples including condominiums, move up or down buyers, and luxury housing.
- Strong desire to have all new land uses parked on-site.
- Strong desire for new development to be consistent with the quality and character of existing neighborhood architecture.
